Comparison of pros and cons between brand new and resale apartments.
Advantages of a New-Build Apartment
Modern construction standards, up-to-date compliance with earthquake regulations, new technologies (smart home, thermal insulation), complex amenities and a warranty. Payment plans and bank campaigns are generally attractive.
Disadvantages of a New-Build Apartment
20–40% more expensive than a comparable resale property. The surroundings may not yet be established (shared amenities, transport). The reliability of the developer is critical.
Advantages of a Resale Apartment
A more affordable price, an established neighbourhood and immediate move-in. Neighbourly relations are already in place, and information about the area is easy to obtain. A good chance of negotiating.
Disadvantages of a Resale Apartment
Older building regulations, maintenance costs, roof/plumbing problems, and outdated insulation standards (high energy bills).
From an Investment Perspective
New-build apartments gain value quickly in the first 5–7 years. Resale apartments gain value in line with inflation, but their rental yield may be higher at the outset.
Which Should You Choose?
Long-term residence: new-build. Immediate move-in and an affordable price: resale. Investment: depends on the area's potential for appreciation.
