Under Law No. 3573 on the Improvement of Olive Growing and the Grafting of Wild Olives, olive groves are specially protected. This:

- Makes rezoning for development difficult → no speculative bubble forms

Expected Returns
The income from an olive grove varies greatly depending on the number of trees, their age and upkeep, that year's harvest and olive oil prices. For a realistic expectation, ask for the harvest and sales records of previous years before buying.
Points to Watch Out For
Law No. 3573 looks not at the land type recorded in the title deed but at whether the land is actually an olive grove: even if the deed says "field" or "plot", land with olive trees on it can fall under the protection. Water supply, road access and tree age (young trees → low yield, old trees → maintenance costs) must be established before valuation.
