The CBRT House Price Index shows prices up 23% year on year in August across Türkiye. Balıkesir-Çanakkale, at 16.3%, was the region with the second-lowest increase.
According to the August 2026 House Price Index (HPI) bulletin of the Central Bank of the Republic of Türkiye (CBRT), home prices in the Balıkesir-Çanakkale region, which includes the Edremit Gulf, rose 16.3% in a year. This rate remained markedly below the Türkiye average.
The picture across Türkiye
The HPI rose 0.9% from the previous month in August to reach 236.8. The index rose 23.0% in nominal terms from the same month a year earlier; adjusted for inflation, it fell 6.5% in real terms. In other words, although home prices kept rising, they lagged behind general price increases.
- Istanbul: 26.3% year on year, 1.9% month on month
- Ankara: 24.8% year on year, 1.5% month on month
- İzmir: 23.3% year on year, 2.7% month on month
Where does Balıkesir-Çanakkale stand among the regions?
By statistical region unit, the highest annual increase, 27.0%, was seen in the region of Bingöl, Elazığ, Malatya, Tunceli, Van, Bitlis, Hakkâri and Muş. The lowest increase, 13.0%, was in the region of Edirne, Kırklareli and Tekirdağ. With 16.3%, Balıkesir-Çanakkale was the region with the second-lowest increase in this ranking.
Compared with neighbouring Aegean regions, annual increases were 17.9% in Aydın-Denizli-Muğla, 19.5% in Antalya-Burdur-Isparta and 22.5% in Bursa-Eskişehir-Bilecik.
What does this mean?
The 23% nominal increase across Türkiye corresponds to a 6.5% real decline. Looking at the same inflation measure, it is clear that in the Balıkesir-Çanakkale region, where the nominal increase was lower, home prices also lagged behind inflation.
For buyers: The slowdown in price increases gives people looking for a home in the region, especially for a second home or for retirement, time to compare and negotiate. However, the index shows the regional average; features such as proximity to the sea, building age and view in Akçay, Altınoluk or Güre can change the price noticeably from one property to the next.
For sellers: Updating the price expectation from a year ago by the inflation rate may not match the actual price increase in the region. When setting a listing price, recent completed sales and bank appraisal values provide a more reliable reference.
The HPI is a quality-adjusted index published by the CBRT under the Official Statistics Programme; it shows the general price trend in the region, not individual listing prices.
How is the index calculated?
The HPI is produced from data in the valuation reports banks commission during mortgage processes and is calculated by adjusting for differences in the quality of homes. With this method, the index aims to measure price change independently of the question of whether larger or newer homes were sold this month. Regional data is published at the level of statistical region units, which group two or more provinces together; Balıkesir and Çanakkale are assessed in the same region. Therefore there is no separate index specific to the Edremit Gulf; the figure reflects the average trend of the two provinces.
