Technical, legal, and financial checks every buyer should make before signing.
1. Building Permit and Occupancy Permit
A title deed transfer can be made without these documents, but the building may legally be considered "unauthorised". Check them to avoid problems in the future.
2. Compliance with Earthquake Regulations
For buildings constructed before 2000, a soil survey and carbonation test are recommended. A risk assessment should be carried out.
3. Title Deed Records
Are there any mortgages, attachments or restrictions? Does the unit number match the title deed?
4. Tax Debts
Property tax, environmental cleaning tax, water and natural gas debts should be checked. They should be cleared before the transfer.
5. Complex Management Fee History
Did the previous owner pay the management fees regularly? Any outstanding fees become your responsibility.
6. Neighbours and Surroundings
Visit at different times (daytime, evening, weekend). Observe the noise, smells and traffic.
7. Urban Transformation Risk
Is the area an urban transformation zone? Is there a risk of demolition in the short term?
8. Water Pressure and Plumbing
Turn on the shower in the bathroom, flush the toilet and check the kitchen tap. Is there hot water? Do the pipes give off rust?
9. Electrical Installation
Is the fuse box up to date? How old is the combi boiler? Are the air conditioners connected?
10. View and Sunlight
Which direction does it face? Could neighbouring buildings block the view in the future? Look into the zoning plan.
