The maximum increase for rental contracts renewed in October, based on September inflation from TÜİK, is 31.49%. How to calculate it and what to watch for.
The Turkish Statistical Institute (TÜİK) announced the September 2026 inflation data on 5 October. According to it, consumer prices rose 1.84% month on month and 29.73% year on year in September. The 12-month CPI average, which is the basis for rent increases, was 31.49%. The legal cap that can be applied to residential and commercial rental contracts renewed in October was thus set at 31.49%.
A slight decline from the previous month
For contracts renewed in September, this rate was 31.79%. The cap therefore fell by 0.30 points in October. The rent increase cap, which was 34.88% in January 2026, has come down to 31.49% in October.
How is it calculated?
To calculate it, multiply the current monthly rent by 0.3149 and add the result to the current rent. Examples:
- 20,000 TL rent: an increase of 6,298 TL, to 26,298 TL
- 30,000 TL rent: an increase of 9,447 TL, to 39,447 TL
- 40,000 TL rent: an increase of 12,596 TL, to 52,596 TL
Important details
- The rate is applied according to the contract's renewal month. For contracts whose anniversary falls in October 2026, 31.49% applies.
- 31.49% is a maximum cap; the parties may agree on a lower increase.
- The temporary 25% cap on residential rents ended on 2 July 2024; since then, the increase has been limited according to the 12-month average of CPI.
- The rate is applied to the increase for the new rental year of a contract continuing with the same tenant; the latest data announced before the renewal month is used in the calculation.
For landlords and tenants
It prevents possible disputes if landlords communicate the increase request in writing and use the rate for the relevant month in the calculation. For tenants, it is important to check the contract's renewal date and increase clause to see whether a request exceeds the cap.
Considering that a significant share of contracts for long-term rental homes in the Edremit Gulf are thought to be renewed outside the season, the rates announced in the autumn months are particularly important for landlords and tenants in the region. The rate to be applied in November will become clear when October inflation is announced.
Common mistakes
- Using annual inflation: The rent increase uses the 12-month average (31.49%), not annual CPI (29.73% in September).
- Using the wrong month's rate: The rate for the month in which the contract is renewed applies; 31.79% is valid for a contract renewed in September and 31.49% for one renewed in October.
- Giving notice of the increase verbally: A written notice should be preferred, to make proof easier in case of a dispute.
