Home sales to foreigners down 6.3% in the first 8 months

TÜİK says 1,938 homes were sold to foreigners in August. Sales fell 6.3% to 13,141 in January-August; Russian Federation citizens are in first place.

According to TÜİK's August 2026 housing sales statistics, 1,938 homes were sold to foreigners in Türkiye in August. This figure represents only a 0.1% increase from the same month last year and an 8.6% decline from the previous month. The share of sales to foreigners in total home sales was 1.5%.

The first eight months of the year

In the January-August period, a total of 13,141 homes were sold to foreigners. This is 6.3% lower than in the same period last year. Over the same period, total home sales across Türkiye had also fallen 6.8%; the decline among foreign buyers therefore ran close to the general market trend.

Which countries do buyers come from?

In August, the foreigners who bought the most homes in Türkiye ranked as follows:

  • Russian Federation: 343 homes
  • Ukraine: 147 homes
  • Iran: 140 homes

What does it mean for the region?

Demand from foreign buyers is concentrated largely in certain tourism and metropolitan markets; the province-level breakdown showing the share Balıkesir and the Edremit Gulf take of this demand is in TÜİK's tables. For those who will buy and sell homes in the region, total sales figures and the CBRT's regional house price index are indicators to follow together.

Practical notes for those selling to foreigners

  • In sales to foreign buyers, land registry transactions may require additional documents and checks compared with sales between Turkish citizens; getting the current document list from the relevant land registry office before the transaction speeds up the process.
  • Recording payments is important for both buyer and seller. In this respect, the fact that the secure payment system requirement for payments by cash, bank transfer and EFT in real estate sales is on the agenda should also be taken into account.
  • It is advisable to allow extra time for foreign buyers' transactions such as interpreters and powers of attorney.

Comparison with the total market

It is notable that while total home sales fell 14.7% year on year in August, sales to foreigners stayed flat. The combined purchase of 630 homes by citizens of the top three, the Russian Federation, Ukraine and Iran, corresponds to roughly one third of sales to foreigners in August.

Because foreign buyer demand can fluctuate from month to month, looking at the total for the first eight months of the year, rather than a single month's figure, gives a more meaningful picture. Seen this way, sales to foreigners in the first eight months of 2026 remained behind last year.

Of the 950,529 homes sold across Türkiye in the January-August period, 13,141 were sold to foreigners; this corresponds to a share of roughly 1.4%. The 8.6% fall in sales to foreigners in August compared with July shows a monthly slowdown in this demand at the end of summer.

September data is expected to be released in October, according to TÜİK's monthly release schedule.
